Paver patios and hardscaping are a beautiful choice for outdoor living spaces, and we see more and more walkways and pool decks built with them too. Like every exterior surface, though, pavers need maintenance. At Power Play, we offer paver patio cleaning, sealing, new polymeric sand and more.
Why Pavers Get Dirty (and Why the Joints Turn Black)
Pavers sit outside year round, so they collect dirt, pollen, leaves and moisture. Shady, damp areas grow mildew, algae and moss, and the polymeric sand in the joints holds moisture longer than the paver faces do. When that sand turns dark or black, mold has worked its way into the sand itself, and it won’t wash out. That’s why we offer two different cleaning options: either a soft wash only, or a complete pressure washing that removes the polymeric sand as part of a full restoration.
Option 1: Soft Wash Cleaning
With a soft wash, we treat the surface with strong cleaners and mildewcides, let them dwell so they do the work, and then rinse very, very lightly. It has almost no effect on the polymeric sand. This process cleans hardscaping walls and paver faces beautifully. It’s a big improvement, but it isn’t a complete restoration.
The one thing a soft wash can’t fix is polymeric sand that has gone black from mold. In that case, a full restoration is what makes the patio look new again.
Option 2: Full Restoration
Restoration is a much more involved process, but the results are incredible. It usually takes up to three visits:
- Complete pressure washing and sand removal. Instead of a soft wash, we fully pressure wash the surfaces and remove the failed polymeric joint sand. There is no way to get the old sand out without high pressure.
- New polymeric sand. After the patio has a few days to a week to dry out, we come back and install new polymeric sand, tamping it in so it settles fully into the joints.
- Sealing (optional). If you’d like, we return a third time to apply one of several types of sealant: a waterproofing-only sealer, a color-enhancing waterproofing sealer, or a wet-look sealer. Sealing helps the surface stay clean longer and dry out faster after rain.
